Tại Đông Bắc TP.HCM, bộ ba động lực hạ tầng gồm metro, cao tốc và vành đai 3 đang từng bước định hình diện mạo đô thị mới, tạo nền tảng để căn hộ Bespoke gia tăng sức hút và mở rộng dư địa tăng trưởng trong dài hạn.

In Northeast Ho Chi Minh City, the three key infrastructure drivers—metro, expressway, and Ring Road 3—are gradually reshaping the urban landscape, laying the foundation for Bespoke residences to enhance their market appeal and unlock long-term growth potential.

Northeast Ho Chi Minh City Accelerates with Three Strategic Infrastructure Drivers

Northeast Ho Chi Minh City is entering a new phase of accelerated infrastructure development, with a series of strategic transportation projects progressing simultaneously.

Among the most significant are the three key infrastructure drivers—the metro system, expressways, and Ring Road 3—which are expected to redefine the urban structure, strengthen regional connectivity, and create a new cycle of sustainable growth for the entire area.

At the centre of this transformation are the urban railway lines connecting Ho Chi Minh City with the former Binh Duong Province. Notably, the approximately 23.3-kilometre Thu Dau Mot – Ho Chi Minh City Metro line, running along National Highway 13, is currently advancing through investment preparation by the Ho Chi Minh City Urban Railway Management Board (MAUR), with construction targeted to commence in 2026.

Complementing this network is the extension of Metro Line 1 from Suoi Tien to Binh Duong New City, forming a high-capacity public transport system that directly connects the region’s key industrial, technology, education, and innovation hubs across Southeast Vietnam.

Alongside the metro network, the Ho Chi Minh City – Chon Thanh Expressway is progressing rapidly, with its main construction phase expected to be completed in 2027. The expressway will establish a seamless transport corridor linking Ho Chi Minh City with the former Binh Phuoc Province and the Central Highlands, while improving access to major industrial parks such as VSIP 1, VSIP 2, and Viet Huong.

Meanwhile, construction of Ho Chi Minh City’s Ring Road 3 is being accelerated. Approximately 75% of the project has been completed, with several key sections scheduled for completion in 2026 and the entire route expected to become operational in 2027.

The route is regarded as the backbone of regional connectivity, enhancing transport links between Ho Chi Minh City, the former Binh Duong Province, the former Long An Province, and Dong Nai City, while providing strategic access to Long Thanh International Airport.

Supported by this rapidly improving infrastructure network, Northeast Ho Chi Minh City is emerging as one of the new growth centres of the Ho Chi Minh City metropolitan area.

The development of metro lines, Ring Road 3, and the expressway not only enhances regional connectivity but also accelerates the formation of modern Transit-Oriented Development (TOD) urban areas, where residential communities, commercial activities, services, and employment opportunities grow together in a more integrated and sustainable manner.

In practice, both international markets and Vietnam have consistently demonstrated that areas benefiting from major transport infrastructure and Transit-Oriented Development (TOD) typically experience stronger property value growth than the broader market.

According to CBRE’s Q1 2026 report, properties located within TOD zones generally achieve value appreciation premiums of 20–30% compared with the overall market.

A report by a market research firm also indicated that property prices in the former Binh Duong Province increased by approximately 20–30% between 2023 and 2025, particularly for developments along National Highway 13 and in areas expected to benefit from the future metro network.

A similar trend has been observed in Ho Chi Minh City, where many projects located within a 500-metre radius of Metro Line 1 stations have recorded price increases of 30–40% following the commencement of metro operations.

When Bespoke Living Becomes a Long-Term Investment Advantage

Strategically located on the 60-metre-wide National Highway 13 and directly facing the future Thu Dau Mot – Ho Chi Minh City Metro line, with seamless connectivity to Ring Road 3 and the Ho Chi Minh City – Chon Thanh Expressway, Khải Hoàn Imperial has become an increasingly attractive destination for long-term investors.

The project benefits directly from the Transit-Oriented Development (TOD) model, enhancing regional connectivity while strengthening its long-term investment potential and rental prospects through convenient access to major industrial, technology, and commercial hubs, as well as the area’s growing community of professionals.

Within a 5-kilometre radius, residents enjoy direct access to AEON Mall Binh Duong Canary, Lotte Mart, the 104-hectare Song Be Golf Resort, Columbia Asia International Hospital, Hanh Phuc International Hospital, Phuong Nam Resort, and major industrial parks including VSIP 1 and Viet Huong 1. Together, these destinations create a modern lifestyle ecosystem that fully supports shopping, healthcare, education, and leisure in line with international standards for a wide range of residents.

According to market observers, these advantages are among the key factors supporting the project’s strong long-term rental potential, with an expected rental yield of approximately 7–8% per annum.

Khải Hoàn Imperial offers a premium lifestyle and entertainment experience.

In addition, Khải Hoàn Imperial is distinguished by its multi-level Bespoke facilities, thoughtfully integrating resort-style living, wellness, lifelong learning, and community engagement.

From the Knowledge Plaza, Essence Gathering Park, and mineral salt swimming pool on the ground floor to the infinity onsen mineral pool, Gym & Fitness Centre, Spa & Sauna Centre, Virtual Golf Room, and multimedia creative studio on Level 21, every facility has been carefully designed to create a balanced living environment where residents can enjoy life while continuously enriching their personal well-being and development.

From a development perspective, Khải Hoàn Imperial is accelerating construction progress following the issuance of an official exemption from the Construction Permit by the Department of Construction, further demonstrating the project’s commitment to legal compliance and construction quality.

As Northeast Ho Chi Minh City enters a new phase of growth driven by the expansion of the metro network, expressways, and Ring Road system, Khải Hoàn Imperial not only establishes a new benchmark for Bespoke living for a distinguished residential community but also presents an opportunity to own a long-term investment asset with strong appreciation potential in one of the most dynamic growth centres of the Ho Chi Minh City metropolitan area.
